Highly individual schemes, particularly those involving substantial structural alterations, expansive roof glazing, complex site conditions or luxury interior works, can exceed this range.
These figures should be treated as an early budgeting tool rather than a fixed quotation. A 20-square-metre extension does not necessarily cost exactly twice as much as a 10-square-metre scheme. Design development, planning preparation, structural calculations, site establishment and connections to the existing house are significant fixed elements. Smaller extensions can therefore carry a higher cost per square metre, while larger projects may distribute those preliminaries more efficiently.
