Creating a Permanent Rural Landmark through Masonry Reclamation

Set within the peaceful Warwickshire countryside, this project transformed a traditional farmhouse by introducing a bespoke Sapele hardwood extension where only a solid masonry wall previously existed. The primary objective was to engineer a light-drenched, open-plan kitchen and dining hub that serves as a seamless bridge between the historic interior and the surrounding landscape. By reclaiming original bricks from a demolished on-site outbuilding, we ensured the new structure’s patina is indistinguishable from the heritage house, delivering a spacious living area that prioritizes both modern thermal performance and architectural permanence.

Structural Transformation & Construction

Engineering a Seamless Transition through Masonry Reclamation

The transformation of this Warwickshire farmhouse began with a significant structural intervention: the creation of a wide-span aperture within a previously solid masonry wall. To ensure the new wing felt like a natural, historic evolution of the property, we demolished an existing on-site outbuilding to reclaim the original bricks. These were meticulously cleaned and hand-laid to form the new load-bearing piers, ensuring the texture and patina perfectly match the 19th-century farmhouse. Supported by high-span RSJs, this structural work allowed us to dissolve the boundary between the original kitchen and the new garden-facing hub, providing a pillar-less, light-drenched interior.

1. Glulam Structural Support
The expansive roof lantern is supported by precision-engineered Glulam beams. By using glue-laminated timber, we achieve significantly higher structural strength and span capabilities than solid-sawn lumber. This prevents any sagging or deflection over time, ensuring the heavy-duty glazing remains perfectly aligned and the structural aperture stays stable for the life of the building.
2. Sarnafil Roofing Membrane
For the flat roof sections surrounding the lantern, we utilized a Sarnafil single-ply membrane. Backed by a 10-year guarantee, Sarnafil provides a sleek, modern finish that is resistant to UV degradation and entirely maintenance-free. This system allows for complex detailing around the lantern and drainage channels while maintaining a 100% watertight envelope against the Warwickshire elements.
3. PAS24 Security & Performance Standards
Security was a primary directive for this rural location. All French doors and windows are manufactured and tested to PAS24:2016 security standards. This includes enhanced high-security multipoint locking systems, anti-snap cylinders, and laminated safety glass. These measures ensure the extension meets the highest requirements for "Enhanced Security Performance," providing total peace of mind without compromising the heritage aesthetic of the Sapele joinery.
4. Thermal & Environmental Control
The build features a wet underfloor heating system and argon-filled, solar-control glazing. When combined with the high-insulation properties of the Sarnafil roof and the thermal mass of the reclaimed brick piers, the orangery achieves a superior U-value. This ensures a stable, energy-efficient climate 365 days a year, regardless of the temperature fluctuations in the surrounding countryside.

Perfectly aligned floor levels create a smooth transition from the kitchen to the garden terrace, delivering a seamless indoor-outdoor living experience. Herringbone oak flooring with underfloor heating and layered lighting adds warmth, comfort, and refined ambiance.

The Flush Transition

By aligning the internal floor levels perfectly with the kitchen and the external garden terrace, we created a true indoor-outdoor living experience.

Heating & Flooring

Premium herringbone oak flooring was laid over a wet underfloor heating (UFH) system, providing a clean, radiator-free aesthetic.

Atmospheric Lighting

Recessed LED perimeter lighting in the soffit is paired with gold-finished pendant chandeliers for a layered lighting scheme.

Seamless Living Between Interior Comfort and Garden Views

A carefully aligned floor level creates a natural flow from the kitchen into the garden-facing orangery, enhancing openness and connectivity. Warm oak flooring, underfloor heating, and layered lighting complete the space with comfort and refined ambience.
